Is rising damp real, or oversold? A balanced look at the evidence

Rising damp sits in an odd position: building research treats it as real but uncommon, while it remains one of the most frequently diagnosed, and most profitably treated, forms of damp. Both halves of that sentence matter.
The case that it's real
Groundwater can rise through porous masonry by capillary action where there is no damp-proof course, or where one has been bridged by raised ground levels, render or debris in a cavity. UK building research has long recognised the mechanism: BRE's guidance on rising damp (BRE Digest 245, Rising damp in walls: diagnosis and treatment) describes the classic signature, a horizontal tide mark typically up to about a metre above floor level, with hygroscopic ground salts concentrated in a band at its top edge. Genuine cases exist, particularly in older solid-wall buildings with no DPC or with ground built up above it.
The case that it's oversold
- The diagnosis is often made in minutes with the wrong instrument. Standard electrical moisture meters are calibrated for timber; on plaster and masonry they respond to salts, conductive materials and foil-backed paper as well as moisture. A high reading on a wall proves something is raising conductance, not that water is rising from the ground.
- Most damp at low level has cheaper causes: condensation on cold wall bases, leaking gutters and downpipes, failed pointing, raised flowerbeds or paths bridging the DPC, plumbing leaks. Independent surveyors routinely re-diagnose "rising damp" as one of these.
- The incentive problem is structural. The firms diagnosing rising damp for free are usually the firms selling injection damp-proofing. Sceptical commentators have argued for decades that true rising damp is rare in practice, and while that end of the debate is contested, the over-diagnosis pattern it points at is widely accepted.
- Heritage bodies urge caution. Historic England's advice on damp in older buildings emphasises diagnosing moisture sources properly first; injecting chemicals and applying dense waterproof renders to a solid-wall building that doesn't have rising damp wastes money and can trap moisture in the wall.
A fair reading of the evidence
Rising damp is real, uncommon relative to how often it is diagnosed, and worth ruling out properly rather than assuming, in either direction. The pattern that supports the diagnosis is specific: a consistent tide mark with a salt band, damp readings falling with height, ground level at or above the DPC, and other sources eliminated. A patch of damp behind the sofa on a cold external wall does not qualify.
Before you pay for an injected DPC
- Fix the cheap stuff first: clear gutters, lower bridging ground levels, repair pointing, check for leaks. A surprising share of "rising damp" disappears here.
- Get an independent survey (£150–£400, typical 2026 quotes) from someone who sells no treatment, see independent vs free surveys. Ask them to state the evidence for capillary rise specifically.
- Treat the diagnosis, not the symptom. If it genuinely is rising damp, an injected DPC plus replastering may be right; if it's condensation, ventilation and heating changes are the fix and no chemical will help.
